We coordinate with a licensed Korean law firm to register your 법인, file the foreign investment declaration with KOTRA, and open your corporate bank account. The process typically takes 4 to 6 weeks. You provide basic ID documents and fund transfer records; we handle the rest and translate every step.
D-8 Visa Application & Renewal
Our partner Korean law firm prepares and submits your D-8 investor visa application and liaises directly with the immigration office. KoreaRoots coordinates documentation, translation, and milestone tracking — typically to a decision in 4 to 8 weeks. Renewals are required every 2 years. Dependent family visas (F-3) can be filed alongside yours.
Renovation Management
We source and vet local architects and licensed contractors, manage permits, and provide weekly photo and budget updates throughout the build. We also identify eligible government revitalization grants that can offset 20 to 40% of renovation costs. Most light-to-medium renovations complete within 2 to 4 months.
STR Setup & Property Management
We create and optimize your listings on Airbnb, Booking.com, and Wehome, including professional photography coordination, pricing strategy, and guest communication. Ongoing management covers cleaning scheduling, maintenance coordination, and monthly revenue reporting so you can operate the property remotely.
Tax Filing & F-2 Pathway
We handle your annual Korean corporate and individual tax filings, compile rental revenue records, and ensure your books are clean for each visa renewal. After 5 years of consistent investment activity and tax compliance, we guide you through the F-2 long-term resident visa application for permanent residency eligibility.
Regulated services — real estate brokerage, legal structuring, immigration filings, and tax — are invoiced directly by the licensed Korean provider. KoreaRoots charges a separate concierge and coordination fee that covers intake, partner matching, translation, and milestone tracking throughout the engagement.

Do I need to travel to Korea to buy a property?
Not necessarily. Most of the process (consultations, shortlisting, and legal structuring) can be handled remotely. We recommend one in-person visit for the property viewing and signing, but we can work around that with a local power of attorney if needed.
What's the minimum budget I need?
The Korean government requires a minimum ₩100,000,000 (approx. $75,000 USD) investment to qualify for the D-8 visa. On top of that, budget for the property purchase price, renovation costs, and advisory fees.
How long does the whole process take?
From first consultation to D-8 visa in hand is typically 4–6 months. Renovation and STR launch add another 3–4 months. Most clients are earning rental income within 7–9 months of starting.
What if my visa renewal is denied?
Denial is rare when the business has clear revenue records, which is exactly why we prioritise STR income from day one. In the unlikely event of complications, our partner Korean law firm handles the resubmission and immigration liaison, and KoreaRoots coordinates documentation and follow-up.
Can I do this without the visa and just own the property?
Yes. Foreign nationals can own Korean real estate without a visa. However, most of our clients pursue the D-8 because it gives them the legal right to live in and operate their business in Korea.
