🔍

Property Search & Shortlist

We introduce you to a licensed Korean 공인중개사 (real estate agent) who sources rural properties across your target regions and delivers a shortlist matched to your budget and goals. KoreaRoots provides the research, translation, and a preliminary viability read on each listing — you engage and pay the agent directly for the regulated work.

🏛️

FDI Structuring & Entity Setup

We introduce you to a licensed Korean law firm that registers your 법인, files the foreign investment declaration with KOTRA, and helps you open a corporate bank account — typically 4 to 6 weeks. You engage the firm directly; KoreaRoots provides plain-English explainers so you understand every step.

🛂

D-8 Visa Application & Renewal

A partner immigration law firm prepares and submits your D-8 investor visa application and liaises with the immigration office — you engage them directly. KoreaRoots provides English explainers and helps you understand what to gather. Renewals are required every 2 years, and dependent family visas (F-3) can be filed alongside yours.

🔨

Renovation & Grants

We introduce you to vetted local architects and licensed contractors who manage permits and the build — you contract them directly. KoreaRoots shares data on eligible government revitalization grants that can offset 20 to 40% of renovation costs. Most light-to-medium renovations complete within 2 to 4 months.

📈

Short-Term Rental Partners

We point you to licensed short-term-rental operators and government-certified platforms (such as Wehome) that handle listings, guest communication, and day-to-day operations. You contract them directly to run the property remotely — KoreaRoots provides the market data and ROI analysis to help you decide.

📑

Tax & F-2 Pathway

We introduce you to a licensed Korean tax accountant (세무사) for your annual corporate and individual filings — you engage them directly. KoreaRoots's guides explain how clean books support each visa renewal, and how, after 5 years of consistent activity, the F-2 long-term resident visa pathway works.

Regulated services — real estate brokerage, legal structuring, immigration filings, and tax — are invoiced directly by the licensed Korean provider. KoreaRoots charges a separate coordination fee covering intake, partner matching, translation, and milestone tracking throughout the engagement.

KoreaRoots is a property research and advisory platform. We are not a licensed real estate agent (공인중개사) and do not broker property transactions. All property purchases are completed through our network of licensed Korean real estate agents. We do not provide legal advice or immigration services — our law firm partners handle all D-8 visa filings and 법인 registration. Property purchase does not guarantee D-8 visa approval.

자주 묻는 질문

Do I need to travel to Korea to buy a property?

Not necessarily. Much of the process (research, shortlisting, and the legal structuring your partners handle) can be done remotely. We recommend one in-person visit for the property viewing and signing, though your licensed partners can work around that with a local power of attorney if needed.

What's the minimum budget I need?

The Korean government requires a minimum ₩100,000,000 (approx. $75,000 USD) investment to qualify for the D-8 visa. On top of that, budget for the property purchase price, renovation costs, and the fees of the licensed partners you engage.

How long does the whole process take?

From first consultation to D-8 visa in hand is typically 4–6 months. Renovation and STR launch add another 3–4 months. Most clients are earning rental income within 7–9 months of starting.

What if my visa renewal is denied?

Denial is rare when the business has clear revenue records, which is exactly why clean short-term-rental income matters from day one. In the unlikely event of complications, the partner Korean law firm you engaged handles the resubmission and immigration liaison, and KoreaRoots helps you understand what they need.

Can I do this without the visa and just own the property?

Yes. Foreign nationals can own Korean real estate without a visa. However, most of our clients pursue the D-8 because it gives them the legal right to live in and operate their business in Korea.
